Welcome to Eagleside Apartments. By making a reservation and/or staying at our property, you are agreeing to comply with and be bound by the following Terms and Conditions. These policies are in place to ensure a safe, enjoyable and respectful experience for all guests and to protect the property.

Please read the following information carefully before booking or arriving.

1. Booking & Payment

  • All bookings must be made by individuals aged 21 or over. The lead guest is responsible for the behaviour and actions of all members of the party.

  • A deposit or full payment may be required at the time of booking, depending on the booking platform used.

  • We accept payment via major debit/credit cards and through our authorised third-party booking system.

  • Full payment must be received before check-in, unless otherwise agreed in writing.

2. Cancellation Policy

  • Cancellations made 14 days or more before arrival will receive a full refund.

  • Cancellations made within 14 days of arrival will be subject to a 50% cancellation fee.

  • Cancellations made within 48 hours of arrival or failure to arrive will result in the full booking amount being charged.

  • We recommend travel insurance to protect against unforeseen circumstances.

3. Check-In & Check-Out

  • Check-in: From 3:00 PM onwards.

  • Check-out: By 11:00 AM on the day of departure.

  • Early check-in or late check-out may be possible upon request, subject to availability and may incur an additional charge.

4. House Rules

To maintain a pleasant environment for all guests and neighbours, please adhere to the following:

  • No Pets Allowed – To ensure cleanliness and reduce allergens, we do not permit pets in any of our apartments.

  • No Smoking – All apartments are strictly non-smoking, including balconies and outdoor spaces directly connected to the property. A deep-cleaning fee will apply for violations.

  • No Parties or Events – Loud gatherings, parties or events are not permitted. We operate a quiet hours policy between 10:00 PM and 8:00 AM.

  • Respect the Property – Please leave the apartment in a reasonably tidy condition. Any significant damage, breakages or missing items may result in additional charges.

  • Maximum Occupancy – Two of our apartments sleep a maximum of 4 guests. Please do not exceed this limit without prior approval.

  • We have a third apartment that sleeps a maximum of 6 people for larger groups or families.

5. Property Access

  • Guests will be provided with access details prior to arrival (e.g. key lockbox code or meet-and-greet instructions).

  • Lost keys may incur a replacement fee.

  • Guests are expected to secure the apartment properly when leaving the premises (locking doors and windows).

6. Liability & Damages

  • Eagleside Apartments reserves the right to charge for any damages, excessive cleaning, or breaches of these terms.

  • We do not accept liability for the loss or damage of guest belongings unless caused by our negligence.

  • Guests are responsible for securing their own travel insurance.

7. Use of Gleneagles Hotel Facilities

  • Important: Eagleside Apartments is located within the Gleneagles Hotel estate but we are a completely independent and privately operated accommodation.

  • We are not affiliated with Gleneagles Hotel and cannot arrange bookings for their services (spa, dining, golf, etc.).

  • However, Gleneagles Hotel is open to the public, and guests are welcome to book facilities directly with the hotel, subject to their terms and availability.

8. Health & Safety

  • In case of emergency, please call 999 and inform the management as soon as it is safe to do so.

  • Fire safety instructions are available within the apartment.

  • The apartments are cleaned to high standards between each guest stay, and hygiene is a top priority.

9. Parking

  • Each apartment includes one designated parking space. Additional parking may be available upon request.

  • Please do not park in spaces not assigned to your apartment.

10. Privacy Policy

  • We only collect personal information necessary to manage your booking and provide a high level of service.

  • Your details will never be sold or shared with third parties unless required by law or for legitimate operational reasons (e.g., secure payments or emergency contacts).

11. Right to Refuse or Terminate Stay

We reserve the right to refuse a booking or terminate a stay without refund if guests breach these terms, cause damage to property, or act in a way that causes disturbance or poses risk to others.
